This project involved demolition of an existing building at 81-85 Bluxome Street and construction of a new 5-story, 56,850 SF office building. The design for the new office space includes Shell Building Design, Roof Deck, and Common Area Interiors.

The 65-foot high building features a private tenant roof deck on fifth level and common amenities on the roof level. The design of the building’s façade frames open window bays using rustic refined panels with an oxidized finish. Open floor plates provide flexibility to meet future tenant’s needs for creative office space. The design employs modern materials and sustainable design practices including provision of bike lockers and shower facilities.

RIM managed the planning and environmental application phase and the design team management for the architecture and interior design, roof deck design, and signage design. RIM led this project through all phases of design development and construction documents and construction administration.

This 110,000 SF, 8-story new office building is designed to achieve a high mark for sustainability while emphasizing a quality work environment within. Special features include daylighting that is enhanced through ten-foot high ceilings, and an open office concept that allows stunning views. Shared amenities include video conferencing labs, conference rooms, large break areas, and exercise rooms. The lobby features an espresso shop with an atmosphere similar to a living room, including a fireplace.

The building’s design provides enhanced technology for corporate offices and also reflects the values and traditions of the indigenous peoples of the region. For example, the light fixtures mimic traditional drums and salmon drying racks—prevalent in traditional society, and still in use today. Patterning and colors for the flooring showcase regional natural forms. First-Alaskan artwork, both traditional and contemporary, is featured throughout. The new headquarters building balances the familiar and the new—strengthening the image and identity of one of Alaska’s most successful enterprises.

ANC South Terminal

RIM was the lead design firm for a major seismic retrofit at the main terminal of the Ted Stevens Anchorage International Airport. Originally built 50 years ago, both Concourse B and the Ticket Lobby were updated to make the structures safer in the event of an earthquake. The project included modern infrastructure for baggage handling and screening, energy-efficient heating and ventilation, and state-of-the-art telecommunications and security systems.

A multitude of architecture and interior design updates in Concourses A and B as well as the Ticket Lobby have brought the overall level of service to customers and tenants up to the same high-quality standard present in the recently completed Concourse C. The renovated spaces are washed with natural light and allow for the completion of concession spaces, encouraging all the major air carriers to be conveniently co-located under one roof.

 

As the aviation planning and design consultant, HNTB worked with RIM, and Parsons Brinckerhoff (PB), the program manager, to plan the renovations, focusing on programming, right-sizing, and making sure all elements of the reinvented structure worked together. PCL Construction Services, Inc. acted as the Construction Manager-at-Risk; provided demolition and abatement service; installed structural upgrades and glazing; implemented seismic upgrades developed by Reid Middleton; and completed architectural finishes, roofing, and mechanical and electrical system upgrades. The work was accomplished while the airport remained fully occupied and functional.

Guam Power Authority (GPA) experienced major operational inefficiencies as a result of scattered offices throughout Guam for the company’s GPA and Guam Waterworks Authority (GWA) employees. Prior to planning and designing a new campus facility, RIM conducted more than 60 interviews with GPA/GWA management and staff, visiting their existing facilities to determine what the employees needed. The result was a new 116,000 SF, 3-story facility for management, accounting, human resources, procurement, engineering, customer service, and IT employees. Desired components included offices, conference space, training centers, a client customer service center, and a central control system to monitor power island-wide. With its energy-efficient features, this building has become the standard for sustainability in Guam and is certified as LEED Silver.

PROGRAM 34 Guestrooom Luxury Resort with 12,000 SF Spa

Located in the canyon lands of southern Utah, this ultra-luxurious resort is set among the layered landscape at the north of Lake Powell. Overlooking starkly beautiful desert scenery and the Southwest’s iconic flat-topped mesa rock formations, Amangiri (‘peaceful mountain’) is located in the USA’s Grand Circle region. Five national parks, numerous national monuments, and the Navajo Nation Reservation, the largest Native American reservation in the United States, surround the resort.  

The resort’s abstracted ruin forms are realized in cast concrete, steel, and glass. The heart of the resort is the large swimming pool which is engaged into the site’s natural rock formation. Amenities include multiple options for dining, a yoga studio, a gallery, fitness center, pilates studio, library, and a living room.
