Hotel Tsubaki

ROLE: Architect of Record
CLIENT: P.H.R Ken Microensia

Hotel Tsubaki is a 26-story, 350-guest room high-rise hotel project adjacent to the existing Nikko Hotel in Tumon, Guam. The scope of work involved coordination of concept design drawings from a Japanese Architect and review of the drawings for building code, local requirements, and accessibility compliance. The construction documents were completely developed in BIM, allowing the design team to coordinate the building systems seamlessly with the structural elements.

The facility is a concrete poured in place structure, with piling foundation system, post tensioned concrete floor and roof slabs, and a combination of reinforced poured-in place concrete walls and pre-cast concrete walls. The design of the facility evolved, even well after the construction documents were completed. RIM remained involved to coordinate the changes with the consultants for the building department and contractor. During construction, RIM was involved in all code and accessibility matters, contractor RFI’s and submittals, and review of work in the field.

BRANDING / GRAPHIC DESIGN

LeoPalace Resort

CLIENT: Leo Palace Guam Corporation

To attract high-end clientele, increase occupancy rates, and focus on luxury and superior service, LeoPalace sought to rebrand and renovate their hotel. Our branding team started by developing a captivating story of opulence and mystery about the resort, its history, and location on the island. A gold medallion, a symbol of luxury and adventure, became a touchstone of this story and the new identity.

By renovating and rebranding at the same time, opportunities were created to weave the new brand into every aspect of the design. RIM’s team incorporated the new identity into custom finishes, advertising campaigns, staff uniforms, and even the customer service processes. A 200-page Brand Book was created by the Branding & Graphic Design team for the client for consistent standards.

ROLE: Architect of Record, Interior Design
CLIENT: Guam Power Authority
SUSTAINABILITY: LEED Silver

Guam Power Authority (GPA) experienced major operational inefficiencies as a result of scattered offices throughout Guam for the company’s GPA and Guam Waterworks Authority (GWA) employees. Prior to planning and designing a new campus facility, RIM conducted more than 60 interviews with GPA/GWA management and staff, visiting their existing facilities to determine what the employees needed. The result was a new 116,000 SF, 3-story facility for management, accounting, human resources, procurement, engineering, customer service, and IT employees. Desired components included offices, conference space, training centers, a client customer service center, and a central control system to monitor power island-wide. With its energy-efficient features, this building has become the standard for sustainability in Guam and is certified as LEED Silver.
